Reporting to an under the supervision of the Facilities Management Director, the Maintenance Tech III is responsible for processing work orders in accordance with SGVMC policies. - Consults with and keeps supervisor informed of activities, need and problems. - Operates and maintains boilers, observes various meters and gauges and takes appropriate action for safe operation. - Starts, stops switches over boilers as appropriate; cleans and repairs boilers, brushes, tubes, discharge sediments, and regulates feed water and condensation pumps. - Follow preventative maintenance schedule. - Performs work such as repacking pipe valves, changing piping, cleaning and painting boiler room as needed. - Keeps log on each boiler and cooling tower water samples. - Assigns proper chemical treatment to boiling and cooling waters. - Reports major repairs needs and unsafe conditions to supervisor. - Keeps boiler room clean and orderly. - Performs periodic inspections of mechanical rooms throughout the facility to insure proper operations of heat, air conditioning, ventilation system, and medical support equipment. - Check pressure and temperature gauges periodically. - Assist in maintaining and repairing HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas. - Performs electrical repairs as necessary throughout the facility. - Performs welding repairs as needed. - Performs monthly PM’s as assigned. - Attends and participates actively in department meetings. - Performs related duties as assigned. - Work day, evening or night shift as assigned. - Demonstrates ability to organize time, prioritize activities and solve problems. - Performs annual duties as required.
